Job Summary:
CKT Asset Management is seeking a dedicated and experienced Assistant Maintenance Supervisor to join our team at our 400-unit apartment community. The ideal candidate will support the Maintenance Supervisor in managing the maintenance team, ensuring the property is well-maintained, safe, and aesthetically pleasing for our residents. This position requires a proactive leader with strong technical skills, a commitment to excellent customer service, and the ability to thrive in a fast-paced environment.

Key Responsibilities:

• Assist the Maintenance Supervisor in overseeing the day-to-day operations of the maintenance team, ensuring tasks are completed efficiently and to a high standard.
• Perform hands-on maintenance duties including plumbing, electrical, HVAC, appliance repair, and apartment make readies as needed.
• Coordinate and prioritize work orders, preventative maintenance, and apartment turnovers to ensure units are move-in ready.
• Inspect the property regularly to identify and resolve maintenance issues, ensuring the community’s appearance is maintained to the highest standards.
• Assist in managing the maintenance budget, including inventory control, ordering supplies, and cost-effective purchasing.
• Provide training, support, and guidance to maintenance staff to improve skill sets and foster a positive team environment.
• Ensure compliance with all safety regulations, building codes, and company policies, and maintain accurate maintenance records.
• Respond to after-hours emergency calls on a rotating basis and resolve issues promptly.
• Foster positive relationships with residents by providing excellent customer service and promptly addressing maintenance concerns.
